Frequently Asked Questions
Answers to common home loan questions.
How much can I borrow?
Borrowing capacity depends on your income, expenses, existing debts, and how individual lenders assess serviceability, so there’s no single figure that applies to everyone. Use our borrowing power calculator for an estimate, then we’ll give you a clearer picture based on your actual position during a consultation.
Do I need a 20% deposit?
Not necessarily. Many lenders accept deposits as low as 5 to 10 percent, though Lenders Mortgage Insurance generally applies below 20 percent. Eligible first home buyers may also access government schemes that allow a smaller deposit without LMI. We’ll talk through what applies to your situation.
How long does approval take?
Timeframes vary by lender and how complex your situation is. Conditional pre-approval is often available within a few days once your documents are in, while full approval typically takes one to three weeks, sometimes longer for more complex applications. We’ll give you a realistic timeframe once we understand your position.
What costs should I budget for?
Beyond your deposit, budget for stamp duty (unless you qualify for an exemption), conveyancing or solicitor fees, building and pest inspections, lender fees, and Lenders Mortgage Insurance if your deposit is under 20 percent. Our property buying cost calculator breaks these down in more detail.
