Deb came highly recommended from a colleague and I am so happy that I chose to contact her. Deb and Bek have been absolutely fantastic in ensuring that my partner and I could secure finance to purchase our first home using the RFHBG. Being first home buyers and prior to contacting ADA Lending, we initially felt quite overwhelmed, however, since the first the phone call, Deb and Bek quickly ensured to answer any questions we had and were very honest and clear in exactly what was needed from us which helped the process be as seamless and as stress free as possible. I highly recommend ADA Lending for other first home buyers (and everyone else)! We are so appreciative of the experience and expertise of Deb and Bek at ADA Lending. Thank you for getting us into our first home! - Kathleen and Daniel
Response from the owner:Hi Kathleen and Daniel, thank you for your thoughtful review, and please pass our thanks on to your colleague for the recommendation. Buying a first home can feel overwhelming, especially when navigating a scheme like the RFHBG, so we're glad our guidance helped make the process clearer and less stressful. Congratulations on your first home.

Absolutely amazing!!! Being a single mum with a mortgage I had been trying to gain finance for quite some time with no luck. I was recommended to speak to Deb and Bek as they had worked a worked a miracle for them and they weren’t wrong. Not only did Bek help me get the finance I needed she communicated with me every single step of the way, something I have found in the past to be frustrating with other Brokers. Bek didn’t give up on me and worked through any speed bumps along the way. Super knowledgeable, caring, easy to talk to and understanding. I cannot speak highly enough of the ADA team, I’m eternally grateful ☺️
Response from the owner:Hi Rebekah, thank you for sharing your experience. We understand how discouraging it can be when finance doesn't come together, so we're glad we were able to help you find a solution and keep you informed throughout. We appreciate your trust, and thank you to whoever referred you.

INVESTMENT PROPERTY LENDING

Investment Property Loans on the Sunshine Coast

The loan sitting underneath an investment property affects more than your monthly repayment. It shapes your cash flow, your tax position, how your existing equity is used, and whether you can buy a second or third property later. Get the structure wrong and it can cost you more than a bad rate ever would.

ADA Financial Services works with property investors across the Sunshine Coast and South East Queensland. We compare lenders, assess your borrowing capacity across your full financial picture, and recommend loan structures that support your investment goals over the long term. Whether you are buying your first investment property or adding to a portfolio, we work out what you are actually working with before any applications go in.

This page is general information only. Speak to a licensed broker and your accountant before acting on any of it.

Who We Work With

Investors We Work With at Every Stage

Investment lending sits in a different category to owner-occupied lending, and lender appetite, serviceability assessments, and loan structures reflect that. We work with investors at different stages.

  • First-time investors purchasing a single residential rental property
  • Existing homeowners looking to use equity in their home to fund an investment purchase
  • Portfolio investors managing two or more properties and looking to restructure or expand
  • Self-employed buyers who need a lender that can properly assess their income
  • Buyers purchasing in specific Sunshine Coast suburbs or growth corridors

LOAN STRUCTURE

Why Loan Structure Matters More Than Rate

Most investors fixate on the interest rate. Rate matters, but on an investment loan it is rarely the most important variable.

The structure of your loan determines whether your interest is cleanly deductible, how your equity is accessed, and whether your borrowings leave room for the next property. A sharp rate with the wrong structure can cost tens of thousands over a decade through lost deductions, restricted borrowing, or forced cross-collateralisation.

The structural decisions that matter most:

  • Keeping investment and personal debt separate. Mixing loan purposes can contaminate the tax deductibility of your interest under ATO rules.
  • Avoiding cross-collateralisation. Using multiple properties as security for one loan limits your ability to sell or refinance independently.
  • Choosing the right repayment type. Interest-only versus principal and interest affects cash flow and tax position differently, depending on your strategy.
  • Understanding offset and redraw differences. Both work differently for investment loans than owner-occupied loans, particularly around tax treatment.

We assess structure first, then find the lender that fits it.

WHY ADA LENDING

Why Work With ADA Financial Services

We are a Sunshine Coast-based lending team with a focus on residential investment loans, alongside commercial lending and asset finance. We are not a volume referral operation.

01

Access to a Broad Lender Panel

We work across a broad lender panel, not just the banks with the most prominent marketing

02

We Understand How Investor Policies Actually Work

We understand how lender policies differ for investors, including how rental income is assessed, what documentation is required, and which lenders look more favourably at self-employed or portfolio borrowers

03

No Upfront Fees in Most Cases

Our fee is paid by the lender at settlement in most cases, and it is disclosed in writing before your application proceeds

04

We Stay With You Through Settlement and Beyond

We stay involved through the full process, not just the initial submission
Our knowledge of the Sunshine Coast market and local lending conditions means we are not starting from scratch on every application

Our Process

How the Process Works

Getting an investment loan in place involves more steps than a standard home loan application because lender policies are stricter and more documentation is typically required.

01

Assessment and Strategy

We review your income, expenses, existing loans, and available equity. We then work out your realistic borrowing capacity across several lenders and flag anything that could affect your application before it goes in.

02

Lender Selection and Pre-Approval

We compare options across major banks, regional lenders, and non-bank lenders on rate, features, and how each treats investment income. Once aligned, we prepare and submit your pre-approval with full documentation to reduce delays.

03

Formal Approval

Once you have a signed contract, we move to formal approval. The lender orders a valuation and completes their credit assessment against the specific property you are purchasing.

04

Settlement and Beyond

We coordinate with your solicitor or conveyancer through to settlement. Where you are planning to grow a portfolio over time, we structure the current loan with that in mind from the start.

REPAYMENT OPTIONS

Interest-Only vs Principal and Interest

This is one of the key decisions for any property investor, and the right answer depends on your cash flow, your broader financial structure, and your accountant’s advice. Here is how the two options compare on a typical investment loan.

01

Monthly Repayment on $600k at 6.5%

Interest-only is approximately $3,250 per month. Principal and interest is approximately $3,790 per month.

02

What You Are Paying

Under interest-only, you pay interest only and the loan balance stays the same. Under principal and interest, you pay interest plus debt reduction, and the balance decreases over time.

03

Tax Deductibility

On interest-only, the full repayment is generally deductible since it is all interest. On principal and interest, only the interest portion is deductible, and the principal is not.

04

Cash Flow and Term

Interest-only means lower repayments and better short-term cash flow, typically available for 1 to 5 years before reverting to principal and interest. Principal and interest means higher repayments that build equity faster, running the full loan term of 25 to 30 years.

COMMON MISTAKES

Mistakes investors commonly make with their loans

Getting into property investment is one thing. Setting up the loan in a way that supports your long-term position is another. These are the issues we see regularly.

House icon for home loans
Cross-Collateralising Properties

Using multiple assets as security for a single loan makes it harder to sell or refinance one property without affecting the others. Most investors are better off with standalone security structures.

Bank building icon
Mixing loan purposes

Combining investment and personal loan funds in a single account can compromise the tax deductibility of your interest. Once the funds are mixed, the ATO does not allow you to separate them retrospectively.

Choosing a lender on rate alone

A lender with a competitive rate but restrictive rental income assessment or low future lending appetite can block your next purchase. Policy matters as much as pricing.

Dollar receipt icon
Ignoring holding costs in cash flow projections

Council rates, insurance, property management fees, maintenance, and vacancy periods all eat into yield. We see investors underestimate these by $3,000 to $5,000 a year.

Over-extending without serviceability headroom

Buying multiple properties in quick succession without leaving capacity for rate rises or vacancy can lock you out of future borrowing entirely.

Frequently Asked Questions

Common Questions About Investment Property Loans

How much deposit do I need for an investment property loan?

Most lenders require 20 percent of the purchase price to avoid LMI on an investment loan. Some will go to 90 percent LVR with LMI, but the insurance cost and the higher interest rate at that level need to be factored into your cash flow. If you own a property with usable equity, that equity can often replace a cash deposit. We calculate both options and present the realistic paths based on your current position.

Yes, and this is one of the more common approaches. Usable equity is generally calculated at 80 percent of your property’s current value minus your existing loan balance. That equity is accessed through a refinance or a separate facility and used as the deposit on the investment property. The key consideration is that it increases your total debt and affects serviceability for the new loan, so the assessment needs to look at both positions together.

Under Australian tax law, interest on a loan used for an investment property is generally deductible, as the property is used for income-producing purposes. Principal repayments are not deductible. The deductibility depends on how the loan funds are used, not just the purpose at the time the loan was set up, so how you structure and manage the loan over time matters. We always recommend speaking with your accountant about your specific tax position.

Interest-only means your repayments only cover the interest each month. You are not reducing the balance during the interest-only period, which keeps repayments lower and can suit negatively geared properties. Principal and interest reduces the balance with each repayment, building equity faster. Interest-only periods are usually capped at one to five years, after which the loan reverts to principal and interest and repayments increase. Lenders assess serviceability at principal and interest rates regardless of which option you choose.

Yes. Any existing investment loan, including its repayment obligations and the rental income it generates, is included in the serviceability assessment for any future loan application. This is why structure and lender choice on your first investment loan matter beyond just the current purchase. We look at how each loan sits within your broader position and flag any constraints it might create for future borrowing before you commit.
