Deb came highly recommended from a colleague and I am so happy that I chose to contact her. Deb and Bek have been absolutely fantastic in ensuring that my partner and I could secure finance to purchase our first home using the RFHBG. Being first home buyers and prior to contacting ADA Lending, we initially felt quite overwhelmed, however, since the first the phone call, Deb and Bek quickly ensured to answer any questions we had and were very honest and clear in exactly what was needed from us which helped the process be as seamless and as stress free as possible. I highly recommend ADA Lending for other first home buyers (and everyone else)! We are so appreciative of the experience and expertise of Deb and Bek at ADA Lending. Thank you for getting us into our first home! - Kathleen and Daniel
Response from the owner:Hi Kathleen and Daniel, thank you for your thoughtful review, and please pass our thanks on to your colleague for the recommendation. Buying a first home can feel overwhelming, especially when navigating a scheme like the RFHBG, so we're glad our guidance helped make the process clearer and less stressful. Congratulations on your first home.

Absolutely amazing!!! Being a single mum with a mortgage I had been trying to gain finance for quite some time with no luck. I was recommended to speak to Deb and Bek as they had worked a worked a miracle for them and they weren’t wrong. Not only did Bek help me get the finance I needed she communicated with me every single step of the way, something I have found in the past to be frustrating with other Brokers. Bek didn’t give up on me and worked through any speed bumps along the way. Super knowledgeable, caring, easy to talk to and understanding. I cannot speak highly enough of the ADA team, I’m eternally grateful ☺️
Response from the owner:Hi Rebekah, thank you for sharing your experience. We understand how discouraging it can be when finance doesn't come together, so we're glad we were able to help you find a solution and keep you informed throughout. We appreciate your trust, and thank you to whoever referred you.

REVERSE MORTGAGES

Understanding Reverse Mortgages Before You Commit

Many older Australians own their home outright but find their day-to-day cash flow does not reflect that wealth. The house represents decades of equity. The bank account does not.

A reverse mortgage is one way to access that equity without selling the family home or moving out, but it carries real long-term costs that deserve a clear explanation before any commitment. ADA Financial Services helps Sunshine Coast homeowners and their families understand how reverse mortgages work, what the long-term costs actually look like, and whether the product suits their situation or whether an alternative makes more sense.

This page is general information only. It does not constitute financial or legal advice. A reverse mortgage is a significant, long-term decision, and independent advice from a qualified financial adviser and a solicitor is strongly recommended before entering any arrangement.

REVERSE MORTGAGE EXPLAINED

What a Reverse Mortgage Is and Who Can Apply

A reverse mortgage lets older homeowners borrow against the equity in their home without selling it. Unlike a standard home loan, no regular repayments are required while you remain living in the property. Interest is added to the loan balance over time, and the total owed is repaid when you sell the home, move permanently into aged care, or pass away.

  • You retain ownership and the right to live in your home for as long as you choose, provided you meet your loan obligations
  • No regular repayments are required during the loan term
  • Interest compounds over the life of the loan, increasing the total balance owed
  • The loan is repaid from the sale proceeds when a trigger event occurs
  • Funds can generally be accessed as a lump sum, regular income stream, line of credit, or combination
  • Minimum age of 60 to apply, though some lenders set 55
  • You must own the property and be named on the title
  • The property must be your primary residence and meet the lender’s geographic and condition criteria
  • Any existing mortgage may need to be cleared from the reverse mortgage proceeds first

BORROWING LIMITS AND INTEREST

How Much You Can Borrow and How Interest Compounds

Because no regular repayments are made, interest is added to the loan balance each month and compounds on itself over time. This can significantly increase the total owed and reduce the equity remaining in your home, which is the single most important aspect of a reverse mortgage to understand.

The amount available increases with age. As a general guide, a 60-year-old may borrow around 15 to 20 percent of their home’s value, increasing by roughly 1 percent for each year of age above 60.

  • A 65-year-old may access roughly 20 to 25 percent of their property’s value
  • A 75-year-old may access roughly 30 to 35 percent
  • A loan drawn early in retirement and held for 15 to 20 years will accumulate substantially more interest than one drawn later
  • Accessing funds in stages rather than as a lump sum reduces total interest, as interest only compounds on what is actually drawn
  • ASIC’s MoneySmart website provides a free reverse mortgage calculator for modelling projected balances

These are indicative figures only. Actual amounts depend on lender policy, property location, and your circumstances.

FUND ACCESS METHODS

How Funds Can Be Accessed

Private reverse mortgage lenders generally offer flexibility in how you draw funds, and each method affects how quickly interest compounds.

  • Lump Sum — Full approved amount drawn at settlement. Interest compounds on the full balance from day one, making this the fastest accumulation method.
  • Regular Income Stream — Released in regular instalments, like a fortnightly supplement. Interest only compounds on amounts already drawn, resulting in slower accumulation.
  • Line of Credit — Facility established to your approved limit, drawn as needed. Interest only on what is accessed, typically the slowest accumulation method.
  • Combination — Mix of lump sum for an immediate need plus a line of credit for ongoing access. Interest impact depends on the proportion drawn upfront versus drawn over time.

We discuss all access options as part of the consultation, including how each affects the long-term loan balance.

YOUR RIGHTS AND PROTECTIONS

The No Negative Equity Guarantee and Your Obligations

Australian law requires all reverse mortgages regulated under the National Consumer Credit Protection Act to include a No Negative Equity Guarantee, meaning you can never owe more than your home is worth when it is sold. A reverse mortgage also comes with legal rights and obligations that apply for the life of the loan.

01

No Negative Equity Guarantee

If your loan balance at sale exceeds the property's sale price, the lender absorbs the shortfall. Your estate cannot be pursued for any amount beyond the net sale proceeds. This protection applies to the property sale only, not other assets in your estate.

02

Your Legal Rights

Your rights include remaining in your home, NNEG protection, making voluntary repayments at any time, and receiving independent legal advice before signing.

03

Property Maintenance

You are required to maintain the property in reasonable condition and keep rates and council charges up to date for the life of the loan.

04

Insurance and Occupancy

You must maintain adequate home and contents insurance and notify the lender of any change in occupancy, including moving into aged care.

05

Defaulting on Obligations

Defaulting on these obligations can give the lender the right to enforce the loan. The guarantee is meaningful, but it does not prevent equity erosion during the loan term.

GOVERNMENT ALTERNATIVE

The Home Equity Access Scheme: A Government Alternative

Before considering a private reverse mortgage, it is worth understanding the Australian Government’s Home Equity Access Scheme (HEAS), administered by Services Australia. It is often a lower-cost alternative. We explain both options as part of our consultation so you can make an informed decision.

Interest Rate and Access

Private reverse mortgages carry indicative rates of 8.5 to 9 percent per annum or higher, with access via lump sum, income stream, line of credit, or combination. HEAS offers a lower rate of 3.95 percent per annum, with fortnightly income payments or lump sum advances.

Eligibility

Private reverse mortgages require a minimum age of typically 60 and the property must be your primary residence. HEAS requires Age Pension age of 67 and includes self-funded retirees.

Maximum Amount and NNEG Protection

Private reverse mortgages allow roughly 15 to 35 percent of property value depending on age. HEAS allows up to 150 percent of the maximum pension rate as a fortnightly payment. Both include No Negative Equity Guarantee protection.

Who Administers Each

Private reverse mortgages are managed by private lenders and regulated under the National Consumer Credit Protection Act. HEAS is administered by Services Australia on behalf of the Australian Government.

IMPORTANT CONSIDERATIONS

Important Considerations Before Proceeding

A reverse mortgage is a long-term financial commitment with implications that extend beyond the loan itself. These are the key areas to understand before signing anything.

01

Impact on Aged Care Costs

How and when you access funds can affect your assets assessment under Centrelink's means test and your aged care means-tested fee. Specialist financial advice is essential before proceeding.

02

Impact on Age Pension

Lump sums may be assessed as an asset or income by Centrelink depending on how they are held and used, which can affect your pension entitlements.

03

Estate Implications

Reduced home equity means less left for beneficiaries. Involving family early and being transparent about the loan can avoid conflict or surprise down the track.

04

Independent Advice Requirements

Most lenders require independent legal advice before signing, and some also require independent financial advice. This is a consumer protection measure, not a formality.

Frequently Asked Questions

Common Questions About Reverse Mortgages

Do I have to make regular repayments on a reverse mortgage?

No regular repayments are required while you remain living in the property. Interest is added to the balance and accumulates over time, with the total repaid when the property is sold or from the estate.

Yes. You retain ownership and the legal right to live in your home throughout the loan term, provided you meet your loan obligations such as maintaining the property, paying rates, and keeping insurance current.

No. Australian reverse mortgages regulated under the NCCPA must include a No Negative Equity Guarantee, meaning you or your estate will never owe more than the net sale proceeds of the property.

This depends on how and when funds are accessed and held. Lump sums may be assessed under Centrelink’s assets and income tests. This is a specialist area and should be confirmed with a qualified financial adviser or a Services Australia Financial Information Service officer.

The HEAS is a government-run scheme with a lower interest rate, structured primarily as a fortnightly income supplement. Private reverse mortgages offer more flexibility in access methods and amounts but at higher rates. Both use home equity as security and require repayment when the property is sold.

Depending on your situation, alternatives include the HEAS (typically lower cost), downsizing to free up equity, a standard refinance if you can service repayments, or family support. Each has different costs, risks, and effects on your pension and estate. Independent financial advice is essential.
